I want to become an Airbnb host. What do the guarantees offered by Airbnb cover?

We all remember the terrible stories of homeowners who found their home ransacked after renting it on Airbnb. We can therefore understand the reluctance to register your accommodation on the platform for booking accommodation between individuals.

Aware of the risks incurred by Airbnb hosts, the platform has automatically included for each reservation made and paid for on Airbnb, programs to protect them:

a guest guarantee which provides (on presentation of supporting documents) up to 800,000 euros in the event of damage caused to their personal property and / or to their accommodation during the stay of a traveler and if the damage caused exceeds the amount of the deposit paid
Airbnb host insurance which covers them, up to € 800,000, in the event of third party claims for physical injuries or claims in the accommodation and which also protects them against damage occurring in common areas outside the accommodation.
Does a traveler fall and injure themselves on the stairs of the building or break their wrist after falling from the treadmill in the residence gym? If it turns on the host, the host will be covered by Airbnb's insurance program.

Travel Cancellation Insurance
Cancellation Insurance allows you to obtain reimbursement for your trip (plane tickets, accommodation rental, organized tour, etc.) in the event of an unforeseen event. This guarantee is included in the short-stay travel insurance contract (formulas 2 and 3) or offered as an option in our multi-trip contract.

Are the guarantees offered by Airbnb sufficient to protect me as a host?

Despite appearances, these guarantees are not sufficient.

They are not complete. Their scope is narrow and their exclusions are numerous. Among other things, they do not cover intentional and non-accidental acts, such as assault and battery, theft of cash, valuables (such as paintings or jewelry), nor do they protect pets.
Their activation is subject to many conditions which limit their application. For example, they only cover so-called “eligible” dwellings. This means that damage observed in accommodation rented on the platform by hosts, tenants themselves, who have not obtained the authorization of their owner to sublet it is not covered.
They are not systematic and are to be considered as a last resort. Indeed, the Airbnb insurance program only intervenes when the dispute cannot be settled directly between the tenant and the owner ... Which, at best, can take time and at worst never happen!
It is for all these reasons that the platform states, on several occasions, that its program does not in any way replace comprehensive home insurance, which protects in particular in the event of fire or water damage. It is therefore strongly recommended to take out a complete one with guarantees adapted to your needs, in particular civil liability insurance. An essential precaution to rent your property with peace of mind.

 

I rented accommodation on Airbnb but it does not match the description. Do I need additional insurance to be reimbursed?

An inaccurate description of the accommodation, an insufficient number of beds, missing or non-functioning equipment (a swimming pool in poor condition, for example), a hygiene problem (dirty sheets, bad smell), security ...
